RAAC - Reinforced Autoclaved Aerated Concrete
Following the ongoing development and understanding of the use of RAAC within educational estates, Gate & Bar have developed a survey format meeting the recently published DfE guidance “Reinforced Autoclaved Aerated Concrete (RAAC) Estates Guidance 14th December 2022”.
Gate & Bar have now been instructed to undertake a more than 40 on site inspections of Schools across Yorkshire, covering 5 leading school trusts.
We have developed a stage 1 & 2 format that allows schools and trusts to identify the presence of RAAC quickly and at minimal cost, before engaging in the next level of inspection. Ruling out buildings or schools for on site inspection at stage 1. Thankfully the majority of these inspects have given piece of mind to schools that RAAC isn't present.
However for the ones where it has been identified we are supporting the school and trust through the next steps and liaison with DfE Complex Cases team. The image below is a sample (debris) from one of the completed inspections where RAAC was found.
With every inspection we become more in tune with the structures likely to contain RAAC and we can often spot common architectural detailing prior to inspection.
