Gate & Bar provided specialist Heritage and conservation advice for works to a prominent Grade II Listed Dwelling.
Following poor advice from a previous consultant works were undertaken, including the development of outbuildings without Listed Building Consent. Gate & Bar were appointed to ensure all outstanding planning matters were cleared prior to the properties sale.
We utilised both an analysis of the remaining original structure and historical mapping to understand the context of the original site and outbuildings. We quickly identified that the outbuildings whilst not historic are considered to be within the curtilage of the principal listed dwelling house and therefore also protected by the same Grade II listed status.
Our report assessment reviewed both the relationship between the principal building and the outbuilding and as built design of the development. The materials used, and detailing of the development was in keeping with the character of the wider site whilst the massing was similar to the existing out building.
Gate & Bar also provided as build drawings and appraisal drawings of the pervious structures based from photos and remaining historic structurer.
Retrospective Listed building Consent was granted for the development in April 2021
